Hilltop House Details

This apartment is housed in what was once the barn summer kitchen, is over 200 years old and has character. We want tenants that appreciate the eclectic. The property is always evolving and gets better every year. This year we concentrated on the interior and installed stainless steel appliances, flooring, carpet, and lots of paint. The exterior is an ongoing project with the ocean mist both a blessing and a curse. There is always something that needs painting. Luckily the owner is an experienced carpenter.

Our tenants average around 5-8 years so that is our references. We will need yours.

Rooms

The apartment consists of 1 large room upstairs with a nice closet, loft and attic storage, and a spectacular view.

The downstairs has two small rooms with closets that are perfect for an office and a guest room, or two offices.

There is a full bath and an open concept Kitchen, Dining and Living Room. There is a deck off of the Living Room.

Utilities

There is propane heat that is included and a backup wood stove. The electricity is included (within a historically reasonable budget).

There is Fiber Optic Internet (Tenants set up their own account with Lincolnville Networks) and a complimentary router.

DirecTV is included with a cable box upstairs and in the Living Room.

The property has an on-demand backup generator for the real storms that come.

Parking

There is off-street parking for two cars

Outdoors

There is a private pool and patio that is not included with the apartment.
Tenants have the back deck and we are planning to develop a patio below with a walkway from the parking to the deck. The front porch area is also available for planters, etc. The beach is within walking distance, and multiple state park entrances are close by.

Lease

1 year lease. First and last month plus 50% security deposit due at signing. Rent is due on the 1st of each month.
